
We use construction-to-permanent loans. These require just one simple application, the one loan covers both the price of the land and the cost of construction. Upon completion of the home the loan then switches to a standard 30 year loan. A major advantage of this system is that it includes one set of closing costs which can save you several thousands of dollars in legal fees.
Our pre-construction deals are particularly relevant for investors as you are purchasing at a fixed-price contract which cannot be affected by possible changes in the market such as material or labor costs. Effectively you are buying at today's prices a house which will appreciate in value during the construction period.
